The Letting Process

The process involved in securing a property is a simple one which is often unnecessarily over complicated. Below are some tips on how to keep the process simple and information about how the Letting Process usually runs.
  1. Identify your basic requirements.
    Once determined how many individuals make up the group it is good practice to identify other basic requirements the group as a whole may have. No two groups of tenants are alike. Each group has its own requirements and needs. Likewise, no two properties are identical. Each property has its own unique character, advantages and also disadvantages. Decide whether you want large communal spaces or if it is necessary for every bedroom to be a double. Identify a budget. How much rent are you comfortable paying. Do you want to live as close to University as possible or do you not mind a short walk in the morning? Other things to consider can be parking, security, back garden etc.

    Once you have a set criteria keep it at the forefront of your mind whilst house hunting. It is not unheard of tenants viewing up to 40 properties before deciding which to rent. By doing so it is possible to lose perspective and you may miss out on your perfect property.

  2. Start looking for your ideal property and arrange viewings.
    This can be done in one of three ways:

    • Online at Here you will find a complete list of all our properties. You can filter through the list and decide which property is most suitable for you. Once decided you can arrange a viewing online or alternatively call us on 0121 471 1924 and arrange a viewing at one or more properties.
    • Collect a printed version of our Property List from 506 Bristol Road, Selly Oak, Birmingham, B29 6BD. Filter through the properties in your own time and arrange a viewing by following the above protocol.
    • Pop in for a chat. Our qualified staff will obtain from you your basic requirements and recommend properties most suitable to your needs. Viewings can be arranged at this point.

  3. Viewings
    Once established wish properties you are interested in the next step is to attend viewing appointments.
    A viewing appointment lasts on average for 15 minutes. You can meet us at the property or at our office where we will accompany you to the viewing in our company vehicle(s). Remember your criteria. Things to look out for are:

    • Kitchen appliances How many fridge freezers are there? Is there a dishwasher or a tumble dryer? Does the microwave come with the property?
    • Furniture Bedroom furniture would usually consist of a bed, desk, chair, wardrobe and some sort of drawers. Living room furniture would at its most basic consist of seating for the number of tenants in the group (e.g. a 6 bedroom house should have seating for at least 6 individuals) and a coffee table. Any extra items in the property may belong to the current tenants so it is always good to get an understanding of what comes with the property.

  4. Reserving a Property
    When you have viewed the relevant properties and have selected one you are happy with, it is good to clarify any queries you may have e.g. if you are unsure as to what items come with the house and which belong to the tenants. Once all queries have been satisfied the next step is to reserve the property. Reservation fees and durations can vary from time to time. Our staff will confirm the relevant fee and duration at the time of your reservation. The Reservation Fee is not a separate fee and will be deducted from your deposit. When the property is reserved a date will be determined on which the Tenancy Agreement will be signed.

  5. Signing Tenancy Agreement
    On this day there will be some paperwork for you to fill out and a Guarantor Form which you will have to take away with you and have signed by your Guarantor. You will have to pay your remaining Deposit (Deposit minus Reservation Fee) plus a non-refundable administration fee which covers the administration of the Tenancy Agreement. There are no moving in or out fees. There will be two copies of the Tenancy Agreement; one retained by the Landlord and one by the Tenants. Copies will be taken of your ID so you will need to bring with you two forms of ID at least one of which must be a Photo ID (usually University ID along with Driving/Provisional License).

  6. Deposit
    Your Deposit will be protected within 30 days of being fully paid and a copy of the protection certificate and tenant information will be provided to the lead tenant.

  7. Welcome to Prestige Properties!
    So, Property found and signed for, you are now in a position to relax and concentrate on your studies until your move in date. Rent standing orders and the moving in process will all be explained to you at the signing of the Tenancy Agreement and further information is available on our website.
